Update on the Balham Sales market from Marsh & Parsons
Given the backdrop of the ongoing lockdown, the team at Marsh & Parsons Balham thought it would be useful to provide an update on what they've experienced in the Balham sales market so far this year.

We are pleased to report a positive start to 2021. There has been strong activity across our 32 sales offices in the capital, and Balham is no exception. “2021 is shaping up nicely” says Lewin Craig-Corbett, who manages the Marsh & Parsons Balham sales team. “More sales went through in January 2021 than in the same time period last year, and we’ve already had more offers over February than we did in February 2020.”
The London sales market remains extremely active, with substantial numbers of new buyers registering their interest. Traffic on both Rightmove and the residential sales pages of the Marsh & Parsons website was up c.30% year on year, a significant uplift. This is confirmed by Lewin, who says that “understandably we’ve had less physical viewings take place since lockdown began, but demand for properties has remained high.”
This level of demand is due to many buyers, who have spent much of 2020 at home, deciding to review and subsequently change their living environments. For example, “properties with private gardens are hugely sought-after at the moment, as outside space has become so important in the last year.”
This high demand means that the Balham team are seeing quick turnarounds for many of their properties. “We recently sold a two-bedroom garden flat on Shandon Road, SW4 and a two-bedroom property, also with a garden, on Old Devonshire Road, SW12 within a week of them coming onto the market.”
“Another example is a two-bedroom apartment with a balcony on Balham Hill, SW12 which sold at the asking price within three weeks, a fantastic result for the seller.”
With these factors in mind, we are encouraging any prospective seller to also progress with their move and capitalise on this uplift in demand from our highly motivated database in advance of the traditionally competitive spring and summer market.
