At the start of the summer, Rightmove reported that lockdown caused a change in the types of properties renters are looking for, with the biggest change being the desire for access to a garden. That’s a trend we’ve seen carry on at Marsh & Parsons: whether applicants want a garden, a roof terrace or balcony, outside space has become increasingly popular for many prospective tenants.
The lettings market here in Balham is no different. Ben Hayes, Senior Lettings Manager at Marsh & Parsons Balham, says ‘with most people working from home, outside space is at a premium. If a property has a garden or balcony it will certainly stand out; we’re finding tenants who will be willing to offer the asking price or above to secure them.
‘To give you an example, a two-bedroom garden flat on Honeybrook Road was recently let with a three-year contract, and a property on Hazelbourne Road received two competing offers at above the asking price before being let for two years. Another trend we’re seeing is tenants wanting to secure longer contracts, which is understandable given the current climate.’
