Stamp duty: properties in Balham for under £500k

2020-08-28
| by Marsh & Parsons (Balham) | Posted in Balham News, Home & Garden

In this month’s guest blog, the team at Marsh & Parsons Balham highlight how the current Stamp Duty holiday is fantastic news for anyone hoping to make a property purchase under £500,000 before March 2021.

---

Chancellor Rishi Sunak’s recent announcement that the first £500,000 of any property purchase will be exempt from stamp duty is exciting news for anyone hoping to make a purchase in London before the end of March. Balham is a brilliant place for those looking to purchase a property. Buyers in the area can usually expect more space for their money without compromising on good links into central London, a burgeoning bar and restaurant scene and a close-knit community.

Carys Doyle, Sales Manager at Marsh & Parsons Balham, says “the Stamp Duty holiday is a fantastic opportunity for those looking to sell or buy in the Balham area. I have seen an influx of interest from first-time buyers and those looking to make a saving of £15,000 on a property priced over £500,000. Plenty of sellers have also brought their properties to market to take advantage of the holiday.

“Properties with a garden or balcony are expected to generate even healthier levels of interest, as outside space is now often part of the key search criteria. Two-bedroom garden flats in particular are more popular than ever.

“To give you an example of the health of the current local market, we recently went to sealed bids on a property on Cavendish Road and it ended up selling for the full asking price. We had this on the market at the same time last year and our best offers were between £25,000 and £15,000 lower than what it has now sold for.”

If you’re a first-time buyer encouraged to make the leap, an investor looking for a new property or a buyer after a pied-a-terre, read on for the best properties on our books - all for £500,000 or less.
