How to prepare your Balham property for an autumn sale

If you’re aiming to sell your property this time of year, chances are you’re hoping for a quick sale and to be settled in a new home by Christmas. We’ve put together four essential steps to make your home as attractive as possible, whether you’re hoping to sell one of Balham’s Victorian or Edwardian properties or one of the area’s popular new builds.
Maximise kerb appeal
A good way to prepare your property for a viewing is to think about it from the purchaser’s point of view. They’ll first see your property from the street, so it’s important to maximise your kerb appeal. If you live in a Victorian or Edwardian house, don’t just rely on its striking features to attract the right buyer. Clear any fallen leaves from the lawn and make sure they’re not blocking up gutters and drains – the last thing you want to suggest is that your property is difficult to maintain.
Light your property up
Try and organise viewings for the daylight hours if you can – you’ll want your property to seem as airy and spacious as possible. If an evening viewing is arranged make sure all the lights are on. Again, this will maximise kerb appeal and, if you have a period property, show off its gorgeous bay or sash windows. Heading indoors, make sure any darker areas (landings are one to watch out for) are well-lit to keep your property feeling welcoming and cosy throughout.
Keep your viewers warm
Speaking of cosy, you’ll want the temperature of your home to be a nice contrast to the autumn chill. If you have a new build we’ll assume that this won’t be too much of a problem, unless you’re likely to be out for a considerable time before the viewing. If your house can get particularly cold without the heating on and you’re keen to sell quickly then investing in smart heating could be a solution. Upfront costs can be minimised by installing it yourself- usually easier than it sounds – and it’s a nice selling point for your agent to touch on.
If you’re in a period building, it’s going to be a bit more of a challenge to keep it warm. Compression draught excluders are a relatively easy way to keep Victorian properties toasty, while an Edwardian home’s sash windows will need brush strips instead. If you have bare wooden floors StopGap can be pushed through the gaps to keep draughts and dust out.
Use your fireplace as a marketing tool
You might not automatically think of your fireplace as a marketing tool, but it’s not something you should ignore when you’re trying to sell your home. Make sure the exterior is clean to highlight any period features and consider investing in a new fireplace rug if yours is looking a bit worn out. Having a fire lit during a viewing will help your viewers feel welcomed into your home, and brings a wonderful sense of hygge into the room. If you don’t have a fireplace, having some scented candles lit will help you achieve the same effect.
